Traffic will become absolutely ridiculous in this area. So built up already.

Our area is already over populated. The infrastructure is already insufficient. Adding on to it will lead to disaster! Traffic for instance is already a nightmare and will only get worse.

Value of properties will fall. Infrastruture will be over stressed. Reason for developement can only be political.

The area is already overcrowded.
Traffic in the area already at capacity during peak times.
Old infrastructure with frequent sewage problems.
The "hope centre" will attract countless vagrants = increase in crime.
A social development will have a negative effect on the property values of the surrounding homes. whom citizens have worked very hard for to pay off and to maintain the good standard of the neighborhood.
Low cost housing means more unsavory people, more vagrants, more crime.
Potentially an eyesore in 10 years when it is dilapidated and spray-painted as happens to most of these projects.
Please maintain the open area as current.
We need open areas in our community, this is not the CBD!
Please don't over populate this area, its already overcrowded as is.
I do not support the development

The area is overcrowded!! This will only cause much more issues with the flow of traffic and im sorry to say but this will have a negative impact on the surrounding areas as the value will be affected.

That area can used for other purposes or in fact leave it as is.. We need open areas as such.. please dont over populate this area, its already overcrowded as is. I do not support the development

I strongly object to this. Our properties that we paid and are still struggling to pay are going to be devalued because of this.

There is already a problem in the brackenfell/protea heights area with traffic during peak hours. The is also not enough schools in the area to accomodate the children of current residents. Building more houses will add to the problem.

As it is we already have a huge issue with traffic to get in & out of the area. Imagine how much more traffic such a huge amount of flats would create? And who's going to rate the amount of people staying in each unit? This is going to be a huge mess!!!

The area is too full and congested already. The schools are over full with 38 kids in a class and the traffic is terrible. It takes almost the same amount of time to get in and out of Brackenfell than to travel to Cape Town.

How much more can be given? When is this going to end...give, give, give. This area is already overpopulated, congested with traffic, battling to keep up with water supplies etc.
Enough handouts!

I hereby fully object against the proposed development on Erf 9702 for social development in Brackenfell.
I have been living in Brackenfell for more than 12 years. The proposed development will degrade the suburb and all property value will fall as a result of it.
This will bring no good to the area, only problems. Traffic along Kruispad is a problem as it is during peak hours as well. We will have too many dwellers from the station and Old Paarl Road.

Traffic congestion, decrease in house values. There are not enough water and infrastructure as is, ...........Who came up with this idea. Or do we even need to ask, as the property is selling for way below its market value. NO.NO. NO. I do not support this.

Crime, overcrowding of schools, roads in and out will result into even worse traffic congestion compared to how bad it is even at this point. Property valued will drop dramatically in the region. I personally cannot fandom who would come up with such a ridiculous idea, it's simply insane to expect any property owners of the Brackenfell area and surroundings to support this notion.

This just makes the traffic situation worse and depreciates property value in the area.

I strongly object to the proposal as there are many reasons as to why this is a bad idea! Not only is the traffic in Protea Hights a nightmare but the schools are overflowing and the local children cannot even attend the schools walking distance from their homes. The SAPS cannot cope with the fast expanding Protea Heights as is, which is a huge concern for the safety of the community. The value of our properties will decrease tremendously as well!

The roads will be overcrowded as well as schools. The value of our properties will be adversly affected as this will impact on crime and parking will also be a problem. Sewerage will also be a problem. Please reconsider this development as our properties wll reduce in value.

As a resident from the area of Ruwari Brackenfell, I formally object to the sale of the land at a reduced rate and the building of a complex on the following basis:

The area cannot handle more development, the infrastructure is already crumbling under the weight of the mushrooming developments and growth in the area.
We have too few schools and learners in the same street as the school are being turned away as classes have already reached and surpassed it's capacity.
It would be better to build a school on the large plot of land close to the existing school which could mean using it for the foundation phase of Bastion primary in order to create more space for the kids in the area.
We are already plagued by blocked municipal drains, especially in the Ruwari area.
The traffic is a nightmare and regularly it's gridlock during peak hours of the day.
Safety concerns are also one of the high priority issues as we have 1 police station services the entire brackenfell area.
May we please be provided with the impact assessments done with regards to the build of the complex.
Concerns around the dropping of the property values within the area are of great concern especially in the tough economic times we find ourselves in.
In Summary: I formally object to the sale of the land and the building of a complex on ERF9702 Ruwari brackenfell.

Thanks
Penny Pienaar
